We believe that one size does not fit all, and have a variety of contracts that ensures you a good fit.
(All charges are PLUS GST)

We have three pricing plans to choose from:

Our Standard Contract

Base Fee + inspections + mediation expenses + renewal fee + Marketing Fee

The standard pricing plan is an Industry standard syle of contract, which has marketing expenses separated out so if you have a steady tenant you don't have to pay for everyone else's marketing!  Fees are 7.5% fee + $35 per inspection, + $300 marketing levy when re-tenanting your property. (all prices are +GST) This plan works out more cost effective when your property has a steady tenant in it, however is still well priced in the local market if you DO have a change of tenancy! This plan most suits an owner whose cashflow is required to be steady and consistent.

 

The Rent Management Only Plan

Base Fee + marketing fee

A hybrid service where The Property Shoppe will monitor all tenancy transactions and administration, and the owner is responsible for conducting inspections and showing the home to prospective tenants. Base fee 7.5% (+GST), plus marketing fee which reflects the services required when re-tenanting your property. Best suited for houses that are not in our region, where the owner is willing to take care of the legwork, however requires assistance on monitoring rent payments and other admin tasks, such as vetting tenants.


Our Investment Specialist Contract

Low Base Fee + expenses as they occur

A base fee of just 6% (+GST) pays for the monitoring of the moneys into and our of your owners account, and for the knowledge that we provide; and then we add set prices for set events, based on a $50/hour rate (+GST) which pays for the TIME spent implementing the management of your property. Any costs incurred (eg tribunal fees) are also passed on to the owner. The marketing fee, when you need it, is $300 for advertising and credit checks. This option is very pure in its pricing - you pay for what you get. You are not paying for other people's property management if your property is easy to manage, and if it is not an easily managed property, you are paying for the time we take to do what is required, which is time that you don't have to spend away from your own busy day.This plan is only available to investors with more than 5 properties with us, and most suits an owner who has a line of credit facility which is able to even out the bumps of the expenses incurred in keeping a property tenanted.

 

Casual Lets ,Short Term Lets, and Renovations

YES!  We will do Casual and Short-term Lets!

Our unique pricing plans give us the ability to look after your property
                                     TO THE DEGREE YOU WANT US TO!
That means be it finding you a tenant only, or you being the manager that visits the property while we look after the admin and legal aspect (great for houses outside our region), or if you require someone on the ground to project manage your property renovation when you can't.  Let Lynnette personalise a plan for you!

 

Expenses Charged Separately 
(investment specialist contract only)

These charges are:
   Site Visit - standard Nelson/Richmond (other by arrangement)........ $10
   Arrears (tenancy goes into arrears and follow up is required)........... $50  (incl $20 application fee)
   Inspection .................................................................................. $60
   re-inspection .............................................................................. $25
   Attendance Tribunal or Mediation.................................................$100
   Tenancy renewal - existing tenant............................................... $100
   Any OTHER attendances (eg project management)....Hourly rate...$50/h 
                            (time spent on the above activiities excluded)

 

Marketing Fee

To simplify the charging process of marketing your property when it is requiring tenanting, we have developed the Marketing Fee.  One fee will cover marketing in The Nelson Mail, Trade Me, and on our website. It also covers credit checks and Hours Spent on marketing your property (generally this is around 6 hours per new tenancy), and a comprehensive ingoing inspection.  This package has a value of approximately $750, and is only charged when we tenant or re-tenant the property.

 

Other Expenses (all contracts)

Maintenance Fee - 10% of invoice to cover time spend transacting the payments and arranging tradesman visit.
Pick Up & Delivery fee - if we purchase goods on your behalf on our account, and deliver to premises, we charge retail price, plus $20. Eg, fire extinguisher + 2 smoke alarms = $75
